Most homeowners keep their homes clean. They vacuum, dust, change their filters, wipe down counters, mop floors, and do everything they can to keep their family comfortable. But there is one place most homeowners never see: Inside the AC system.
 
Recently, we inspected the HVAC system in a very nice, well-kept home. From the outside, the home looked clean and taken care of. But once we looked inside the supply plenum — the part of the AC system that sends air into the ductwork — we found heavy microbial growth.
That is the part that surprises people. A home can look spotless, smell clean, and still have hidden issues inside the AC system.

Your AC Does More Than Cool the House

Every time your AC turns on, it is moving air through your home. That air passes through the return, filter, coil, supply plenum, and ductwork before it comes out of the vents into your bedrooms, living room, kitchen, and the spaces your family uses every day.

So if there is moisture, dust, poor airflow, dirty equipment, leaking ductwork, or microbial growth inside the system, that can affect more than comfort. It can affect the air your family is breathing.

“But I Change My Filter…”

Changing your filter is important, but a filter does not show you what is happening inside the supply plenum, evaporator coil area, drain pan, duct connections, or return air system.
 
  A filter also cannot fix:
   Moisture inside the system
   Poor airflow
   Dirty coils
   Leaking duct connections
   Mold or microbial growth inside a plenum
   Drain issues
   High humidity problems
   Air being pulled from the attic through return leaks
 
That is why a true AC inspection should be more than just checking if the system turns on and blows cold air.

Signs Your AC System May Need a Closer Look

A hidden air quality or performance issue may not always be obvious, but homeowners often notice small signs first:
 
   A musty smell when the AC turns on
   Certain rooms feeling stuffy or humid
   Dust coming back quickly after cleaning
   Dark staining around vents
   The home feeling damp even when it is cool
   Allergy-like symptoms that seem worse indoors
   Water in the secondary drain pan
   The AC running longer than normal
   Higher electric bills
   Uneven cooling from room to room
 
These signs do not always mean there is a major problem, but they are good reasons to have the system inspected.
